With the emerging technologies and study from researchers, it is found that such methods are developed and need to be practically applied for their existence and a further detailed study on them should be carried depending upon the client requirements.

So the idea of modular constructions came into existence where the high rise buildings can be built in some time and the quality and strength of the building were also found to be good.

Modular building is a concept where the whole buildings are divided into several parts and are directly bought and joined on the site with the help of various elements like nuts, bolts, etc.

Why modular constructions

  • It is found that around 35% of the cost gets saved when one uses modular construction because it reduces the cost of labor and the cost of materials.
  • When the elements are constructed quality may differ, but since the modular elements are pre-fabricated hence the quality of the elements are assured and similar throughout
  • The time of construction also gets saved, because most of the phases of the construction occur outside the site. Hence this process replaces the traditional methods
Classification of modular construction

There are three types of modular construction

  1. Basic module: This type of modular construction is of fundamental size and is used for only general application
  • It can be considered small enough to provide flexible units for design
  • Multi-module: When various basic modules are combined it is referred to as multi-module
  • Sub-module: In these, the sub-multiples of various basic module considered to be simple fractions are chosen when there is a smaller increment in the basic module
  • Advantages

    • It reduces the cost of construction
    • It reduces the time of construction.
    • Any type of building is constructed using this method.
    • The other advantage of using these is that good quality of material can be achieved
    Disadvantages

    • The main disadvantage of using these is a restriction to the customization
