Modular buildings or Modular homes are the pre-fabricated buildings or houses. They consist of individual repeated sections called “modules”. Modular construction is a method of constructing the modules or sections away from the construction site and transporting them to the building site. For completing the framework or construction of the building. The modules or sections fabricated using the normal construction materials.

It is also called “Off-site construction” or “Mobile Home construction”. Commercial modular construction reduces the construction schedule to complete the building projects 30 to 50 times faster than normal methods. Modular building materials: There are two types of materials used in the modular building construction,

  1. Wood-frame construction: which built with standard timber.
  2. Steel and concrete.

Modular Construction Process:

  1. Modular construction is quite similar to LEGO bricks, in that process each brick is manufactured to fit with the next brick.
  2. The same method followed in the modular construction also.
  3. The individual modules are prepared in industries away from the construction site.
  4. Then they are delivered to the site for assembling, to complete the framework or construction of the building.
  5. The individual modules are normally built 8 to 14 feet wide, so they can be transported easily to the site.
  6. Sometimes module lengths depend upon the building configuration and site layout.
